This agreement is between The Bay Suites (“we”, “us”) and the property owner who accepts it in the form below (“you”).
We list your property on thebaysuites.com so that guests can book it directly through our booking page. This is an additional service. It does not change any separate property management agreement between us.
You pay us 15% of the Net Revenue from each booking made through our website. Any other fee must be agreed between us in writing.
“Net Revenue” means the amount a guest pays for accommodation for a booking made through our website, minus refunds and taxes collected from the guest. To confirm: treatment of payment-processing fees, cleaning fees and other guest charges
The fee for a booking is earned only after the guest has checked out. If a booking is cancelled or the guest does not check in, no fee is due on that booking. You confirm that you own the property or are authorized to list it. You confirm that the details and photos you give us are accurate, and that you own the photos or have the right to share them. You are responsible for holding the licences, permits and insurance that apply to renting the property, and for the taxes on your income unless we agree otherwise in writing.
You agree to honor confirmed bookings and to keep your availability accurate. You may block dates at any time before they are booked.
We will show your listing using the details you provide, pass confirmed bookings to you, and report bookings and fees to you. We may decline or remove a listing that does not meet our standards or legal requirements.
This agreement starts when you accept it. Either of us may end it by giving written notice. To confirm: notice period Bookings confirmed before the end date remain covered by this agreement, including the fee.
